The increases vary in amounts and have been established in accordance with variance in the local property sale pattern, Reeve A. F. Goulet has issued the following statement in reply to the many questions being ask- ed of Municipal officials: “A number of people have con- tacted the Reeve or one of the Councillors and asked them to- ex- plain why the assessment on their property has increased over last year’s assessment. Some of the people are .quite puzzled to find their assessments have been rais- ed even though they have done nothing to improve the property during the year. “The explanation for this is that as land prices are rising and the cost of erecting is rising the as- sessed values are also rising. It is mandatory that land and buildings be assessed at 50 per cent of actual value. “As people continue to pay in- creasingly higher prices for pro-j{* perties in this area then the as- sessments must be raised to meet this condition. People in older|, homes often complain that their} properties are not rising in value, but this complaint does not stand up to investigation, “A copy of every land trans- action in the District is sent to us by the Land Registry Office at PRINCE RUPERT 325 Fourth Ave. East Tel: 624-3975 AL Bell ¥ vA Chortered Accountants Resident Partner, ALAN M. The Court must de i cide whether or not the propert; | is fairly assessed in relation to other properties, and the market value is the standard of value on which this is judged.
