Driveway let downs will also be assessed ai this time. 2. Development Cost Charges will be applicable on the newly created lot ‘nd will be assessed at subdivision application. No objections have been expressed. DISCUSSION: Section 8.3 "Single and Two-Family Residential" Policy #7 of the Official Community Plan reads; "That intill subdivision that does not negatively impact the character of established single family neighbourhoods, and development of small pockets of vacant land in built up areas be encouraged’, A site inspection of the subject property indicates that lot sizes in the area range from 33 to 83 feet. Houses in the area are a mixture of older and newer homes which indicate thatthe —. neighbourhood is going through a process of rejuvenation, Subdivision and development of the subject property as proposed, should not negatively impact the character of this single family area, but should in fact enhance the neighbourhood. The erection of two new houses in the resulting lots will continue the pattem established by the recently developed property to the north.
