The Fire Department has no objections, but they would like sprinkler
systems installed in any future development.

Parks Department:

The landscaping plans are to be subject to the approval of the Parks
Superintendent.

The Building Department has no comments on this application.

DISCUSSION s

The rezoning of this property is required to facilitate che location of a
major food warehouse and distributor within the Mary Hill Industrial Estate.

At present, the areas fronting along the Mary Hill Bypass and Kingsway are
designated as a Development Permit Area to encourage a higher standard of
design.

As a condition of this rezoning, it is proposed that Development Permit Area I
as designated in the Official Community Plan, be amended to include the entire
subject site. A map showing the amendment is attached as Appendix A.

As there are no major objections to the proposed rezoning, this application
can be supported subject to the restrictions noted in the recommendations
section. ae '
