Implementation: To facilitate implementation of these guidelines, any Develcpment Permit issued for property within this Development Permit Area VI, may, subject to the restrictions of the Municipal Act and unless otherwise specified in the above guidelines, vary or supplement the bylaws regulating zoning, parking, works and services, drainage, Signs, screening, landscaping and subdivision. Minor variations which do not change the intent of the guidelines may be permitted without an amendment of the Development Permit Area guidelines, subject to the approval of the Director of Community Planning. DISCUSSION: On May 14, 1990 the Municipal Council approved to proceed with Project 26/90 subject to approval of a Development Permit and the area being declared a Development Permit Area. The guidelines described in the recommendation section are intended to implement the above noted conditions by appropriately amending the Official Community Plan to create a “Development Permit Area" which corresponding number would be "VI'', For easier identification, it is recommended that this area be also known as "Downtown Development Permit Area". The proposed guidelines are of a general nature and will allow implementation of Development Permits whenever commercial, multi-family or mixed use projects are Proposed within the described area.
