COMMENTS: This subdivision proposa! is for part of the tand excluded from the Reserve by the Agricultural Land Commission. The owner wishes to proceed and subdivide their property. issues raised by this application revotve around its prematurity. Problems to. be taken into account in considering this appitcation inctude: * Dilution of development to the detriment af ali projects. Specific reference is made to the Geéenstar subdivision and south Pitt River Road neighbourhood. The City has made a financial commitment to have services installed there. Approving development in another area will stow the rate of development increasing the length of time required for the City to recapture OCC expenditures.
