Brown. thot Director of Communi-ty Planning SUBJECT: 3334. Rae Street , Rezoning Application 11/83 RECOMMENDATION: That City. Council direct the Clerk's office to’. eos oes prepare a Zoning Bylaw, rezoning Lot 769, NsE.” Quarter, Section 6, Twp. 40, Plan 62094 New: : Westminster. District from RS-| to RT-!I. COMMENTS: ‘1. Location of this property is north of Prairie Avenue, - adjacent to an large RS-2 property and the A.L.R.«~ boundary. “When the subdivision containing this lot was prepared, its “oT nternal road was drawn to align with Rae Street south of Prairie Avenue. As a result, this lot has a difficult shape To develop. Inthe long term, however, the south half of the lot can be joined with the property to the east and two more lots created. Based on that plan for the overall subdivision of the area, three service connections were placed . my beside this lot. 2. Configuration of this property is a long thin shape 15.5 metres (50.85') in width at one end and 18.28 metres (60!) at ‘the other end. This narrow shape makes it difficult for any building to meet front and rear yard setbacks for lots subdivided from it. When the large parcel to the east is subdivided, area will be added to this lot for an axtra two lots. Until that time this lot will be left in an unsubdividable state, 3. This application is to gain extra use from the property in keeping with its size. In reviewing the proposed development, it has been examined in terms of its fit In with future ‘development in the area, potential Impact on the existing neighbourhood and its meeting the owner's objectives.
