May 6th, 1976 FROM: Planning & Zoning Committee SUBJECT: Application for a land use contract to permit a townhouse development together with ten“ normal Single family residential lots. LEGAL DESCRIPTION: Lot 5, D.L. 480, Plan 17155 BACKGROUND : The land in question is bounded by Imperial Avenue, York Street, Lougheed Highway and St. Michael Street. The total land area is roughly 378,000 square feet or 8.7 acres of which 290,000 square feet or 6.7 acres is the site of the 52-unit townhouse development. A connecting road from Robertson to Imperial is to be provided by the develorer. ‘The minimum distance of the townhouse from Lougheed Highway is 100 feet. Two on-site playgrounds and one central recreation complex housing an indoor swimming pool, a club house and day-care facility are to be provided, Prior to the submission of this schene, numerous discussions took place between the developer and the Planning Department on possible commercial development. However, with the confirmation from the Department of Highways to the effect that no direct access from Lougheed Highway will be granted for commercial use, it appears that commercial ventures are no longer viable, particularly whe. all traffic generated by commercial use will have to be diverted through residential streets. Normal subdivision for residential use was also explored, It was, however, proved to Le uneconomical and impractical if the same 100 feet set back from the highway is to be achieved. . [2.ee.
