Should residential use be considered on the site, we would expect that the 66 foot buffer strip between our building and the adjacent residential area be maintained. As well, if these lots are provided with lane access, the lane would nave to be located a sufficient distance away from our building so as not to make our building non-conform~ ing. This land would then have to become a part of our lot. We believe that the main reason that a previous application for industrial use was rejected by Council in 1989 was that the proposed development included a number of driveways leading onto Taylor Street. If Council were to limit access to McLean Avenue only, an industrial use could be very suitable for the site and adequately screened along Taylor Street. A recent Real Estate review of the Lower Mainland cited that Port Coquitlam was one of the most deficient municipalities with regard to potential industrial sites. We would be very sorry to see this site developed for residential use simply because residential land values happen to be higher at the present time than similar-sized industrial sites. : It is our impression that neither the new owner nor the agent representing the new owner are anticipa~ ting building their dream homes on this site. At your upcoming Planning Committee meeting scheduled for April 9, 1991 Van's Investments will be represented by Mr. E. Verbeke who is the major tenant at 1870 McLean Avenue and by Mr. W. C. Van Leeuwen. I will also attend if I am available. I do not anticipate that it will be necessary for us to speak at the meeting but we would like to be in attendance. It is our hope that Council will follow the recommendation of the City's Director of Planning by not supporting the rezoning and redesignation of this site. Thank you for considering our input.
