District gets
cabin fever

THE KITIMAT-Stikine
regional district has no objec-
tion to plans to develop a
riding slable in Old Remo.

But it doesn’t want to sce
construction of proposed
cabins on the 65ha site,

At present there are two

-” mobile homes on the property,

a double-wide and a a single-
wide,

Owners Carl, Roberta and
son James Muller want to
build’ a house to replace the
Singic-wide. Two dwellings on
a. properly can be approved
provided the occupants of
each are related.

However, the Mullers have.

also proposed establishing a
gucst ranch which would in-
clude six A-frame cabins, a
trailer for a carctaker and a
parking area.

The cabins would be used by
out-of-town clients and cach

would have its own bath and
cooking facilities.

In a report to the district
board, planner Ted Pellegrino
raised concerns that if the
guest ranch operation was un-
successful, the cabins could
end up being uscd as rental
units,

“This would..create a
loophole for neighbouring
properties to also build rental
units under the pretext of guest
ranchés,”’ he cautioned.

Noting the area was zoned
low density rural, Pellegrino
asked whether a guest ranch
would compromise the rural
character of Old Remo,

The district will tell the

provincial Agricultural Land
Commission the house and
riding stables are fine, but
that’s as far as any develop-
ment should be allowed to go
on the property.
