PROJECT DESCRXPTION: This proposal is for a 40 unit, 4 storey apartment building with underground parking. Access to the project is proposed from Jane Street, which will have to be constructed as part of this project and the neighbouring redevelopment of the Grace Gospel Church. Indoor and outdoor recreation space is provided according to the Zoning Bylaw. A total of 68 parking spaces, whcih conforms to requirements, will be provided. Site coverage of the building is proposed to be 47%. The fourth storey of the building is recessed from the lower floors. It will be finished with a flat roof over most of the fourth floor. An ornamental pitched roof is provided along the perimeter of the roof to give the buiiding a more traditional appearance. COMMENTS FROM OTHER DEPARTMENTS: Engineering Department: Requirements - water, sanitary, storm, roads, curb and gutter, street lighting, sidewalks, road dedication. Parks and Recreation Department: Landscaping requirements to be approved by the Parks and Recreation Department. Fire Department: Ensure adequate water supply is present. Building Department: 1. A building code review will be done at the time of the Building Permit Application. A four storey wood frame building would require an equivalency review by Fire Protection Engineer and be subject to acceptance under Section 2.5 of the B.C. Building Code. Fire acceas routes on private property will require a statutory right-of-way agreement. Minimal habitable floor elevation to be confirmed when located in flood plain areas.
