FOR DISCUSSION PURPOSES ONLY Hotel and convention centres; Passenger or tourist bus terminals, provided that maintenance facilities for buses are prohibited in thia zone; Accessory offices to other uses permitted in this zone, provided that such offices are located in the same building as the principal use to which the office complements, and shail not exceed 60% of the gross floor area of that building; Accessory child care services, provided that they are located within a principal building and do not occupy more than 20% of the grosa floor area of the building. Such services shall conform to the standards of the Community Care Facilities Licensing Act. HEIGHT OF BUILDINGS The height of buildings shall not exceed 30 m (98.4 £ft.). The maximum permitted floor area ratio is 1.0, provided that where required off-street parking is located underground or within a structure, the maximum floor area ratio may be increased by the proportion of the required parking so provided, multiplied by 0.6, to a maximun floor area ratio of 1.6. | LOT COVERAGE All buildings and structures together shall not occupy more than 50% of the surface of the lot. FRONT YARD A front yard of not less than 6 m (19.7 ft.) shall be required, except where it abuts a provincial highway, such a front yard shall. be not lesa than 9 m (29.5 ft.); provided, however, that if the building exceeds 12 m (39.4 ft.) in height, the front yard setback for that portion of the building shall be increased by 0.5 m (1.6 ft.) for each additional 1 m (3.3 ft.) in height.
