Tnis application is to rezone 2 property along the west sidqe of Broadway adjacent to Kilmer Park, The proposed development is a multi-bay industria! building. 2. Development criteria in the draft Mary Hil! Industrial Report for this area is to restrict development to uses that are compatible with the adjacent residential! area. The Proposed building meets the plan criteria in that it presents a clean image to both Broadway and to the park on the west side. Also, the layout of the building is designed to discourage open storage or parking along the park side. 3. Appearance of the building from broadway wiil emphasis the office part of the bavs by carrving windows around the corner Onto the Broadway frontage. The south elevation of the building, facing Mary Hil! Bypass, is glazed and has offices for each of the bavs behind. The north atevation is dominatad by the overhead doors and @opears as a rraditiona! industria] building.
