THE CORPORATION OF THE CITY OF PORT COQUITLAM C 0 UJ N MEMO \ MAR 2 1 1977 MAYOR AND COUNCIL ; DATE: MARCH 16, 1977 PLANNING AND ZONING COMMITTEE Kinesway Area West of Coquitlam River PRESENT SITUATION: At the present time, the above area has a mixed RS-1 and M1 Zoning. Over the years, the area to the north of Kingsway and along Bedford has been almost fully developed industrially. The south side of Kingsway, however, has experienced little new development although it has already been zoned RS-1. This is likely the result of a lack of interest in developing the area for residential use close to existing industries without any effective buffer. The Planning Department has recently reviewed this situation with the Planning and Zoning Committee. Four development options have been proposed by the Planning Department for the area south of Kingsway. (now called Study Area). DEVELOPMENT OPTIONS: 1. The study area to remain in RS~1 zoning. 4 preliminary subdivision plan to be prepared for the area. 2. To allow industrial use to be extended into the entire study area. 3. To allow mixed industrial and apartment use in the study area. 4. To allow apartment use only, possibly in the order of 36 units per acre, Both options 3 and 4 necessitate the provision of a foot bridge over the Coquitlam River for pedestrian access to the Downtow,. Plans will be made available to elaborate on the four options. PUBLIC INFORMATION MEETING: A meeting was held on March 2nd, 1977 to discuss the four development options with the residents and property owners of the area. The meeting was chaired by Alderman Laking. About 20 people attended the meeting. The City Administrator and the Planning Officer were also present in the meeting.
