Roll-over type curb and gutter to be extended across frontage. Water service and sanitary service connectiors required for the newly created lot. Development Cost Charges are applicable on the newly created lot. A DCC Trust Agreement will be required. Building venartment: 1. A building bylaw review will be done when changes are made to the existing building on the property. Parks and Recreation, Fire and R.C.M-P. Departments No conments. PROJECT DESCRIPTION: This project will result in a creation of 2 RS-2 lots. The existing residence will be demolished. The applicant will be required to design, for the 2 newly created RS-2 lots, residential buildings of a scale compatible with the area, and to ensure that reasonable view corridors for the properties uphill are maintained. ~ DISCUSSION: The proposed development conforms with the Official Community Plan in terms of land use and infill property policies. However, the volume of new buildings in the new lots must be kept below the maximums permitted by zone, if the special character of this area is to be considered.
