Section w DRAFT. ; M-1, General Industria! District (1) Intent To establish a zoning district for manufacturing, processing, assembling, distribution and repair services. I+ is Intended that this district will be applied to industrial areas adjacent to major roads and in most cases will be separated from residential areas by an M+3 Industria! District or commercial zoning district. Uses Permitted (a) The following uses are permitted general ty: (fT) receiving, distribution and trans-=shipment of materials and processed or manufactured products, provided that not more than 25 per cent of the area of the lot may be used for outdoor storage or loading. All storage and loading areas sha!! be screened from view from the front and side yard flanking a street by a fences, wall or landscape screen of a minimum height of 2 metres; sales of building supplies; sales and rental of machinery and equipment, parts, trucks and truck trailers and; (iv) offices accessory to the uses listed above. The following uses are permitted only when sited and completely encitosed with a building: warehousing of materials; manufacturing, finishing, fabrication, processing and packaging; servicing and repairs of machines, equipment and vehicles; trade schools; and municipal buildings, public and private utilittes, Location and Extent of Permitted Uses (a) Accessory offices shall be limited to a total of 10 percent of the gross floor area of the buildings on a lot. .
