BY-LAW NO. 1487

& By-law to authorize the City to enter into Land Use Contract No. 19.

SHEREAS the "City of Port Coquitlam Zoning By-law, 1969, No. 918"
as amended designates certain areas of land within the zones set out
therein as "Development Areas"; :
AND WHEREAS the lands hereinafter described are situate within an

AND USHEREAS the Owner of the said lands hae made application for a

Land Use Contract to authorize works, development, and use some aspects

of which are not in conformity with the relevant City By-laws as ‘the

sata apply te the zone in which the said lands are situate;

i. fa} tke procotion of health, safety, convenience and welfare of

the public.

{b) the prevention of the overcrowding of land, and the preservation

of the azenities particular to any zone.
(c) the securing of adequate light, air and access.

(d) the value of the land and the nature of its present and prospective
use and occupancy. : . ;

(e} the character of esch zone, the character of the buildings
already erected and the peculiar suitability of the zone for particular
use.

and it is deaued destrable to enter into Land Use Contract No. 19 in the
form and to the extent hereinafter provided;
Ona THEREFORE the Municipal Council of The Corporation of the City

of Port Coquitiam, in open meeting assembled, enacts as folte:

1. The Council of Tha Cerporation of the City of Port Coquitlam is hereby
authovized and empowered to enter into 2 Land Use Contract vith Airwate
Cellerete Lid., 2066 Clare Place, Port Coquitlam, B.C. in the form and to the

extent set forth in "Land Use Contract No. 19" which is the Schedule hereto
annexed and made part of thie By-law.

2. The said Land Use Contract No. 19 shall extend to and shall Tegulate
the development and use of the lands described therein.

3. Land Use Contract No. 19 shall have the force and effect of a
restrictive covenant running with the land described therein and shall be
registered in the New Westminster [and Registry Office.

4. This By-law may be cited for all purposes as "Land Use Contract No. 19

Authorization By-law, 1976, No. 1487".
