RECOMMENDATION :

THAT this application be approved to proceed for Rezoning from RM-2 (Low
Density Apartment) to RS-1 (Large Lot Residential) under Section 963 of
the Municipal Act aubject to:

Satiafaction of Engineering requirementa;

Approval of landscaping to the satisfaction of the Parke and Recreation
department;

3. Satiefaction of Fire Department concerns}

4, Approval of subdivision design to the satisfaction of the Director of
Planning and the Approving Officer;

BACKGROUND:

This application is for rezoning from RM~2 to RS-L for a portion of Parcel
A, Plan 66737 to permit 23 single family residential lots.

This area is adjacent to single family residential uses. Low density
townhouse uses are proposed to the north and south of the subject property.

COMMENTS FROM OTHER DEPARTMENTS:

Engineering:

1. All services to be extended in accordance with the Subdivision Servicing
Bylaw.

No access allowed off of Citadel Drive.

A boundary adjustment between the single family and multi-family zones has
been previously submitted for approval.
