RECOMMENDATION:

That the Clerk's Office be directed to prepare a bylaw rezoning |

the southerly 73.152 meters extending 38 meters east from

Ulster of the 1/6 N.w. Quarter 6/40 NWLD Plan 40349 from P-] to
RM~3 e

COMMENTS: |

This application is to redesignate the south =~ west corner of :

George Pearkes School from P=1 institutiona} TO RM=3 Townhouse.

As Council may recall! this part of the schoo! has been a source :
of problems for the neighbourhood. It iS because of that

history the Schoo! Board have decided to sell the area for
development.

The development Proposal submitted for this site is a group of
ten townshouses. An interesting feature of this development is
that it incorporates. .a small stream That passes through the

site as a landscaping feature, Layout of the townhouse

development has individual driveways onto Uister Street and a
fenced backyard for private open space. These two features are oe
noted because their design characteristics lend themselves to. pe

crime prevention, which has been a problem tor some of the :
nearby commercial buildings.

in conclusion approval of this application is recommended.
