_ Paga-Ad ~ Terrace Standard, , Neoneniay August a, 1990 TERRACE — The practice of contractors building homes and then selling them hasn’t been too popular but that’s changing, say those familiar with the market, Already this year there are at least one dozen homes, Called spec homes, within the city, says building inspector Bob Lafleur. It’s a large increase com- pared to last year when there was perhaps one, he said. “There are people moving into the area who don’t have the time to have a home built for them,” said Lafleur of one aspect adding to de- mand. He added that banks seem more willing now to lend money to contractors for spec housing. Verne Ferguson of Realty World said there’s still not a lot of demand because prices for existing homes have been cheaper than those for new ones, Yet ‘‘prices are coming closer, they're now on the edge”? and that could en- courage more demand, he said. At the same time, Ferguson said most builders are busy doing commercial ‘work or aré building homes under contracts and so aren’t free to engage in speculative housing. “Tl know it's really busy for subtrades — contractors just can’t find sub trades," he added. One contractor building a spec home is Pierre Lussier of Lussier Log Homes and he - says he’s doing so because the economy is good. “| wouldn’t have done this three or four years ago,” said Lussier of a three- bedroom log home he’s building on Spring Creek Drive. Although Lussier says buying a log home isn’t what a contractor would normally consider building on specula- tion, he feels there is a market niche, ~ “Anything you buy, you want to see that it is finished and you can see the quality,” he said, Lussier added that the pen- ding introduction of the seven per cent Goods and Services Tax on new homes started after Jan. 1 of next year should give spec homes a boost, “New homes next year will be that seven per cent more and then there’ 8 the increase in building material’ each year. Buying a new home this year gives you a better deal,”’ he said. TERRACE — Fields has moved into quarters double the size of the old store. The new store, located in the same complex as the old one, is 7,500 square feet and reflects past performance and expecta- tions for future sales, says com- pany president Janis Noiseux., “We've been very happy with what’s happening in Terrace,’ said Noiseux. The first, at 87 cents a month, is to cover increased costs while the other, at 32 cents a month, is for a new channel called YTV, YTV is a youth-oriented channel that was shows last fall for one week along with CBC’s -all-news Newsworld channel to see if people were interested in having them added to the cable system here, Both were rejected by viewers ' who responded to a Skeena Broadcasters questionnaire but a- number of phone calls later asked that YTV be added, said Taylor. “There was some overlap. A lot of people sent their cards in without first seeing YTV,” she said in explaining why Skeena Broadcasters now wants to add the channel, Taylor added that no calls were received asking for Newsworld, The proposed rate increases are effective Sept. 1 but Skeena Broadcasters won't be charging for YTV until Jan. 1, said Taylor. The new rate for basic cablevision would rise to $23.08 if the increases area approved by the Canadian Radio- television and Telecommunica- tions Commission.
