That the Planning Department be authorized to draft Development Permit #48/94 under Section 976 of the Municipal Act, and That the Mayor and Clerk be authorized to sign the documents when completed, subject to: a) Submission of a design to the satisfaction of the Director of Planning. A Development Permit Application has been received to expand the existing Indalex plant located at 1765 Coast Meridian Road. The property is presently. zoned M-2 (Heavy Industrial) and is designated for “Heavy Industrial" use in the Official Community Plan. The existing 78,730 sq. ft. building sits on a 6.1 acre lot. The addition will consist of 17,500 eq. ft. of main floor area and 1,600 sq. ft. of: mezzanine floor area. The total building area, after completion of the addition, will be 97,830 sq. ft. ‘The addition will increase the floor area ratio of the building from 6.3 to 0.37. There is no maximum floor area ratio in the M-2 zone. The lot coverage of the building will be increased from 29% to 35%. In the M-2 zone, the ; maximum permitted site coverage is 60%. The addition to the existing building will be set back approximately 250 feet from the front property line, 175 feet from the rear property line and 60 feet from the interior property line.
