The required 118 resident parking ia provided in two-car garages, with the visitor parking stalls provided onsite (the parking bylaw requires 12 vieitor parking stalls, 15 have been provided). The total area of the project is 73,275 sq. £t. The proposed site coverage is 37% (maximum permitted is 404). COMMENTS FROM OTHMEK DEPARTMENTS : Engineering Department: All services are required and are to be installed in accordance with the Riverwood Area Control Plan and the Subdivision Servicing Bylaw. Building Department: The designer should review the following items to ensure City Bylaw requirements do not affect their proposed plan: 1. Minimum habitable floor elevation 5.15m for the floodplain area. 2. Fire sprinklers (water supply and demand). Fire fighting access routes by means of a street or roadway. Spatial separations between buildings. A Building Code review will be done at the time of the building permit application. Parks and Recreation: Development Permit Area ~- Tree Bylaw is in effect.
