BACKGROUND: A development vermit application has been received for the construction of a 52 unit apartment building at 2349 to 2365 Whyte Avenue. The site is presently zoned RM-5 (High Density Apartment) and is designated for "Apartment" in the 0.C.P. The project is subject to the design guidelines for the Downtown Development Permit Area. PROJECT DESCRIPTION: This proposal is for a four-storey apartment building that has a floor area ratio of 1.6 (maximum permitted ig 2.5) and a site coverage of 44% (maximum permitted is 60%). All setbacks around the building are 25 feet. A total of 94 parking spaces are provided in an underground structure with access from a rear lane.
