It is recommended that this rezoning proposal not be approved; and

That the applicants be encouraged to look for an alternate location for
the school within the City of Port Coquitlam.

-This proposal was previously considered by Planning Committe on Februrry
13, 1991. The Committee felt that the location for thie proposed school was
inappropriate and requested that the applicants be advised to look at an
alternate location. - | oe

The applicants have, to date, failed to secure an alternate site, however .
they are requesting a firm decision on the Dominion Avenue location prior to _
continue searching for alternatives. | oo

The following commente were received from the Departmenta noted:

Engineering Department:

The property lies within the Dominion Triangle and falls within the area
that will be developed in a future phase of the Northeast Sector
Development. | . . es Bo

The area is presently serviced by -a 100mm dia. watermain that is
inadequate for proper fire flow and domestic service for any development
dn the area. This main will be upgraded when the proposed phase for this
‘area takes place. re

The exiating open ditch drainage system will require piping to the overall
system that will be installed as part of the final development. ——
