(1) Boundaries A line drawn aiong the centre line of Argue Street from the southwest boundary of Lot F, Sk. 12466 to the intersection of the north boundary of Remainder 6, Plan 6358 and the Pitt River; then south along the Pitt River to the intersection of the southwest boundary of Lot F, Sk. 12466 and the Pitt River. The boundaries of Development Permit Area XVI are shown on "Schedule C" of the Official Community Plan as Development Permit Area XVI and in the Map "Development Permit Area XVI" which forms part of the Official Community Plan. Objectives The objectives of the Development Permit Area are: a. To facilitate the orderly development of the area and to encourage co-ordination of the siting, form and volume of new commercial and multi-family residential buildings and their area for parking, storage and landscaping. _ To control the interface between commercial and multi-family development and other land uses in the area, by implementing adequate buffering between the land uses and regulating the volumetric proportion of the commercial and multi-family residential buildings and structures. _ To ensure that development does not have negative impacts upon the Pitt River edge and foreshore. Guideli (a) Environmental Assessment: Developers of any proposed development adjacent to the Pitt River shall submit an environmental impact assessment prepared by qualified geotechnical, soils and/or environmental specialists. The assessment shall outline any potential impacts of the development on the Pitt River edge and foreshore and shall indicate measures that will be taken to mitigate such impacts. (b) Character of Buildings: All buildings, structures, and expansions or additions thereto shall be architecturally coordinated and should be planned in a comprehensive manner, giving consideration to the relationship between buildings, open areas, and the Pitt River, efficiency of the circulation systems, visual impact and design compatibility with the surrounding developments.
