Brown Director of Community Planning SUBJECT: 2651 Kitchener Rezoning Application 19/83 RECOMMENDATION: That City Council direct the Clerk's Office to Prepare a bylaw rezoning lot 29, D.L.4, Twp 39, Plan 31468 from RS-! to RS=IA. COMMENTS: 1. 26 This property is located adjacent to the north-east corner of PoCo Piace Mail at the intersection of Lancaster and Kitchener. The property is designated for development as townhouses in Stage Two of the draft community plan. This property has been designated as a Stage Two development, because of problems at Westwood Road causing traffic to back up on Kitchener and short cut through the neighbourhood. The owner of this property is aware of the draft plan designation for townhouses and has had a sketch plan prepared to show how his property can be developed that way. Unfortunately, due to the economic downturn the owner feels he can no longer hold the property and wish to subdivide it for houses. When this application was first presented to Council! at the Committee meeting of 27 February, the Planning Department was directed to hold a Public Information Meeting In the area about this proposal. That public information meeting was held at Westwood School at which time the area residents! expressed concern about traffic along Kitchener Avenue.due to congestion at the westwood - Woodland intersection. The Planning Committee in reviewing suggestions made at the meeting changed designation of townhouse development in the subject area from Stage One to Stage Two. . a Le un 1 W. Brown
