We have recently purchased, through an interim agreement (subject to obtaining development approval) 2986 and 2994 Coast Meridian Road;two properties directly south of the Western Realty Projects existing condom inivm develocment and directly novth of the Birchland subdivision. At the time the agreements were entered into on this property the zoning was RMl and , after discussions with Mr Stinson of your planning department, it was determined that few problems and time delays were envisioned. As a result a completion date of August 15,1972 was agreed upon, which would have given us enough tine to do all our survey work, subdivision plan, road pattern, and site layout. Upon approval of these items by your departments we would then be in a pesition to complete the purchase of the property and comnence working drawings,the final site layout and all engineering drawings. Our concern now is the potential time delay that would result from the repeal of the zoning and the necessity for us to begin all over again through the land use contract. We would lixe to cormence construction by Septenber or early Octcber in order that the excavation and foundation work can be completed before the heavy rains set in. We are not asking for any consideration in order to beat or exceed any proposed rules or bylaws. the project envisioned will have some 50to52 units or 14 units to the acre, considerably below the maximum now allowed. We have just recently completed lot subdivision and consolidation plans, survey work and the location of major trees. I will have copies of ali plans and the proposed plot plan and site layout delivered to your office no later than Friday morning. If these preliminary plans mect with the approval of your departments and your council we would ask that permission: be granted that would enable us to proceed direct- ly to full prelimary landscape, acchitectural and engineering drawings. . Upon the approval of the project to this stage we would proceed -directly to full working drawings and a building permit. I would like to stress that our concern is for time.
