Commentge: The Committee will recall dealing with this special area lest year, It was agreed that the vacant lote in the area outlined on the attached map could be constructed on y provided: ; (a) The lots were consolidated to reduce the number of ~ dwelling units overall. (b) $600.00 is deposited in cash for the upgrading of the water system. (c) all connection fees were paid. (d) each lez to be built upon must be rezoned to RS-1l. i This application is one of the two remaining vacant lots of : the total of nine parcel considerations. The applicant is b -aware of the conditions for rezoning and has already processed his lot consolidation. : Committee Comments: : The Committee was made aware, that of the properties affected by the unusual circumstances in the Langan Street area, this application is one of the two remaining properties. Recormendations: The Committee reconrends approval of the application subject to (a) consolidation of the two lots. } (b) $600 deposit to upgrade the water system. ITFM II =< Re: Proposed Subdivision Exemption i Comments: The lot is located at 1961 McLean and requires an access on 7 Kingsway in order the proposed subdision as shown on the 4 attached plan can proceed. The exemption of the 10% require- ment under section 712 of the Municipal Act will permit sub- division to occur even though 10% of the parcels perimeter : is not located on a highway. It may be possible to do a property exchange with Indalex which would create a more desirable entrance but the exemption would still be required. Comments? The Conmittee discussed the access to the property and were of the opinion a more desirable enirance could be accomplished 1£ Indalex and the applicant could arrange a land swap at the point of accese. The plan attached indicates the improvement which ia felt to present a more desirable situation. Committee
