RECOMMENDED ACTIONS: The Planning Department recommends that the following initiatives be taken on each of the eight suggestions in question, within the approximate time schedule noted. 1. Request to change the designation of the south side of Pitt River Road between Shaughnessy Street and Mary Hill Road from Single Family to Multi-Family. The Livable Region Strategic Plan, under preparation by the GVRD, anticipates a total of 24,000 housing units in Port Coquitlam by the year 2006 and 30,300 housing units by the year 2021. The saturation capacity for the proposed Official Community Plan is 30,722 housing units. These numbers indicate that there is no pressing reason tc expand the Multi-Family areas in the City that justify the expansion of a Multi-Family designation south of Pitt River Road. The property owners are requesting an "Apartment" designation to allow for three to four storey buildings; all other areas south of Pitt River Road with Multi-Family designation permit only townhouse development. A further consideration is that during the public participation process, at or prior to, the Public Hearing, petitions with similar strength were received, both in opposition and in support of the designation of these lands for some form of Multi-Family. RECOMMENDED ACTION: The Planning Department recommends that no action be taken by the Municipality at this time. If the property owners irterested in developing the land decide to do so, they may submit an application for development that would include complete design drawings, and at that point, the issue could again be reconsidered with public participation from all citizens. Should an application not be received, then no action should be taken until the next review of the Official Community Plan. 2. The request to designate the foot of Pitt River Road in the "Marine Traditional" designation as "Park”™ to indicate potential future access to the river. RECOMMENDED ACTION: The Planning Department will proceed with a recommendation to Council to act on this suggestion, immediately after adoption of the Official Community Plan, and as part of a Council initiated Amendment Bylaw. 3.
