Its exterior side property line, which in this case is interpreted to be the lot depth, is 22.176 metera. The Zoning Bylaw requires a minimum of 28 meters lot depth for RS-1 lots. However, its other side property line, which measures 31.55 meters, exceeds the minimum requirements. In the attached sketch, the applicant has demonstrated that there is a reasonable building envelope on the proposed corner lot. Both lots conform to other requirements for subdivision, including minimum lot area, frontage and lot width. There is an existing house on the property that would be moved onto one of new lots. The subject property backs onto the Best Western Motel on the Lougheed Highway. There appears to be no impacts on surrounding residential properties as the lot requiring a variance is a corner lot, and it abuts a commercial property.
