COMMENTS: This application is to request permission to permit the garage portion of a single family dwelling to encroach into the front yard setback of a lot. The property is in the Genstar Citadel Heights subdivision. That subdivision has an architectural control scheme in force. This application has been approved by the architectural firm implementing the control scheme. The encroachment is 0.4 metres, slightly over one foot, for the garage portion of the building. Of the other dwellings in this cul de sac only one other igs presently occupied. The encroachment should not present a view plane problem tor any of the other houses. war W.
