August 16th, 1976 advised that it was felt with the number of school grounds available there is enough park space for other activities; also, the developer of the townhouse project is proposing two play areas, a swimming pool, a recreation building, etc. Alderman Mabbett questioned the foregoing of the normal park levy in exchange for the tennis court, and Alderman Ranger pointed out that the two developments combined would have contributed $43,200.00 to this fund. Mr. Joel Kerbel, Barrister & Solicitor, was in attendance on behalf of Grampion Ventures, one of the developers, and on invitation of His Worship the Mayor, spoke to the proposal and pointed out that it is a 30 ~ not a 32-lot subdivision - and that approval was given to developing the tennis court subject to determining costs - which has not yet been done. Mr. Kerbel suggested that the City not exchange the levy for-the one acre parcel and development of a tennis court thereon; however, Alderman Traboulay stated he felt 1£° the facility was not provided the existing courts in the area would be filled to capacity by the people generated from these two housing projects. Alderman Ranger stated he was prepared to accept the one acre for a tennis court paid for by the developers; however, he would like to see hat is, subdivision in abeyance - in view of the school situation and re-construction of the Lougheed Highway over the next two years. Alderman Ranger stated he was satisfied with the arrangements for access and egress; however, he would like to know the elevation of the land on which the townhouse development will be situated in relation to the Lougheed Highway, and in response to his request, the City Engineer advised he would obtain this sea FECES JO an ee SE informetion. Alderman Ranger noted that it is still intended to include a day-care centre in the development and to his query, Alderman Laking advised that the units would be subdivided by strata title; however, the INSTI ty Sera HACE tee ET Tie Gi tennis court facility will not be included in the strata plan. Alderman Ranger then inquired as to direction in which the drainage from the develop- ments would be directed, and the City Engineer advised that it would go co the Cedar ditch system. Alderman Ranger then stated he would be prepared to approve application R#12/76 but not R#7/76. Alderman Keryluk referred to his previous opposition to application R#12/76 in view of possible commercial development along the Lougheed Highway; however, the Planning Officer advised that no further accesses will be granted by the Department of Highways off the Lougheed Highway to that section.
