RECOMMENDATION :
That this application be approved ta proceed for Rezoning from RS~3
(Estate Residential) to P—1 (Public Institutional) under Section 963 of
the Municipal Act subject to:

Completion of a design to the satisfaction of the Director of
Planning;

Satisfaction of the Engineering Department requirements;

Submission of landscaping plans to the satisfaction of the Parks and
Recreation Department;

Consolidation of all properties involved: and

Tne project being subject to the 1993 rates for Development Cost
Charges.

PROJECT DESCRIPTIGN AND BACKGROUND:

This rezoning application affects property identified for some years now
for the location of a courthouse.

Approval of this application will permit the construction of the “Port
Coquitlam Provincial Courthouse" totalling a building area of 17,186 square
meters (185,000 square feet) on the property.

The building design closely follows the guidelines for the Downtown Area

in the Official Community Plan, and should reinforce the character of this
area of the City.
