DISCUSSION: The City currently owns nine 33 ft. wide lots along McLean Avenue that are the subject of this application. It is proposed that these lots be re-gubdivided in order to create developable lots that conform to the current minimum aubdivision requirements of the Zoning Bylaw. The proposed subdivision plan will accommodate 5 RS~2 Lota and 1 RT-1 lot along McLean Avenue. The most easterly Lot 23 will be rezoned to Pel and consolidated with two adjacent City-owned lots at 1934 and 1936 McLean (which are presently zoned P-1 and are not part of thie application). These 3 lote will be congolidated and become the 0.139 hectare Lot 7 shown ©. the subdivision plan. A pump station will continue to occupy thi: %t. As the proposed subdivision fully conforma with the provis. as of the Zoning Bylaw and the intention of the Official Community Plan for this area, dt Ls recommended that this application be approved subject to the conditions noted above.
