Felip Director of Planning 1928 Warwick Crescent - Rezoning Application 3/93 Planning ead Development Committee - February 23, 1993 RECOMMENDATION = That this application be approved to proceed for rezoning from RS-1 (Large Lot Residential) to RS-2 (Small Lot Residential) under Section 963 of the Municipal Act subject to: a) Submission of a subdivision plan to the satisfaction of the Approving Officer; b) Satisfaction of Engineering requirements}; ‘c) The project being subject to 1993 rates for Development Cost Charges; d) Demolition of existing buildings and structures on the lot; e) Registration of a restrictive covenant on Lot B to prevent construction of buildings and structures in a defined front yard area (see drawing #3/93 (A) attached); and Registration of a restrictive covenant on the new properties to prevent the new houses from being converted to contain secondary suites. BACKGROUND: A rezoning application has been received for the property at 1928 Warwick Crescent. The site is currently zoned RS-1 (Large Lot Residential) and is designated as "Residential" in the Official Community Plan. PROJECI DESCRIPTION: The proposal is to subdivide the evisting lot into two RS-2 (Small Lot Residential) lots. The existing house on the property will be demolished in order to accommodate the construction of two new houses.
