Development Area 'V' This area is cesignated as a Development Permit area for the establishment of objectives and the provision of guidelines for the form and character of Multi-family development. (1) Boundaries: North and West: Center line of Pitt River Road South: Center line of Lobb Avenue and southern boundary of Lot Rem. A, Plan 5917, and its projection west to the center line of Pitt River Road; East: Center line of Shaughnessy Street and west boundary of Lots 1 and 12, Plan 1957, and their projection south, to the south boundary of this “evelopment Permit aArea VY. The boundaries noted above are shown on ‘tap ‘Schedule “C” of the Official Community Plan' as Development Permit Area V and in the Map 'Pevelopment Permit Area V' which forms part of the Official Community Plan. Objectives: The objectives of the Development Permit Area are: To facilitate the orderly development of the area and to encourage coordination of the siting, form and volume of new residential buildings and their area for parking, storage and landscaping. To control the interface between ‘fulti-family buildings and between ‘“ulti-family and other land uses in the area, by implementing adequate buffering between the land uses and regulating the proportions of the Multi-Family Residential structures. (3} Guidelines: (a) Character of Buildings: All buildings, structures, and expansion or additions thereto shall be architecturally coordinated and should %e planned in a comprehensive manner, giving consideration to the relationship between buildings and open areas, efficiency of the circulation systems, visual impact and design compatibility with the surrounding developments. Planning of all buildings subject to Development Permits shall be made with due consideration to the relation between building height, site coverage, yard setbacks and in relation to surroundins, properties and streets.
