2242 Lobb Avenue, Fort Coquitlam, B.C. V3C 1Mé6 May 27, 19897 “Mr. R.A. Freeman, City Clerk, City of Fort Coquitlam, 2272 “McAllister Avenue, Fort Coguitlam, 8.C. . V3c 2A8 ; Dear Vr. Freeman: This letter is in response to the notices of proposed property changes re bylaws 2272 and 2273- The reasons for not allowing the proposed changes are numerous. With Fort Coquitlam's current tax hike leading the Lower Mainland in high tax rates, we are opposed. Our already high taxes would be increased for services required to this new property. We do not have a decent road surface or curbs on Lobb Avenue, we even still have ditches. It seems unfair to be burdened tax-wise for new services for potential : residents when we don’t have adequate services ourselves. Also, there would be the increased traffic problems of noise ee and no provision for additional parking in the area which would also create a nuisance for residents. | further, there would be a tighter squeeze in the already . crowded classrooms at Central Elementary School. The crime rate is also a concern, specifically breaking and entering, in high density residential areas. When we moved to this area four years ago our insurance company Lowered our house snsurance rates because the crime rate was lower here than where we had lived in the past (Burnaby). That was something we were very pleased about. Fort Coquitiam already has a great deal of property zoned For apartments and townhouses, there is absolutely no need to use valuable agricultural land for something that would oniy ruin a very quiet neighborhood. Only one example of apartment zoning is @ vacant lot at Shaughnessy Street and central Avenue - use that. POR COQu;>* . FIED \
