It is expected that this form of development will generate in excess of eighty school age childcen. The nearest facility that can accommodate that number is Central. ‘Estimated enrolment for September of this year is 212 and the building capacity is 282. Therefore, an increase to the school population would be welcomed by School District No. 43. Construction of the pedestrian footbridge over the Coquitlam River is a necessity if this land is to be developed for residential purposes. The applicant has indicated a willingness to contribute towards the cost of construction of the bridge. An ex- ‘amination of servicing, by the developer, may indicate that it is in his best interest to construct the bridge solely at his expense. If so, Council will see the development of the pedestrian link much earlier than was originally projected, Exterior finishing of the buildings is indicated as being stucco, with limited use of cedar. This is acceptable to the Planning Department, for extensive use of cedar would only create maintence problems in the future, and result in complaints being filed _by neighbouring property owners. RECOMMENDED REQUIREMENTS 1. Submission of a detailed landscaping plan before final reading. 2. Acquisition of City-owned land and exchange of land for road dedication requirements. 3. Construction of a fire lane/pedestrian walkway within the one hundred (100) foot setback from the Coquitlam River. 4. Dedication of one hundred (100) foot setback from the Coquitlam River. 5. Dedication of a ten (10) foot strip along the castern property line fronting onto: Gately, for road widening purposes. RECOMMENDATIONS . 1. Adoption of the above noted requirements. 2.
