THR CORPORATION OF THE CITY OF PORT COQUITLAM SEP 10 1990 Bryan Kirk September 4, 1990 42/90 Carios Felip Director of Planning Development Permit Application 1615 Kebet Way Planning and Development Committee ~ September 4, 1990 RECOMMENDATION It is recommended that Council approve the following: A resolution authorizing the Planning Department to draft Development Permit 42/903 and A resolution authorizing the Mayor and Clerk to sign the Development Permit, subject to: (a) Satisfaction of the engineering requirements}; (b) Submission of a complete landscaping plan, specifications and securities, to the satisfaction of the Parks and Recreation Department; and (c) Completion of a design to the satisfaction of the Director of Planning. BACKGROUND This Development Permit will permit construction of yet another building within the Meridian Industrial Park. The site fronts Kebet Way, a cul-de-sac which exceeds the maximum permissible length and that requires an emergency vehicle access right-of-way over the subject site. This right-of-way is to be realigned to keep it functional after the new building is constructed. PROPOSED DESIGN The applicants have submitted an attractive industrial design for the proposed development. The Director of Planning has some concerns regarding the plain north facade which is directly exposed to the Mary Hill Bypass. The applicants will be requested to improve the treatment of this side of the building. PAGE 43 |\A0
