May 3rd, 1976 advised that in many new subdivisions, road dedication and roads on each side dictate the depth of lots; also, the size of a number of 50' width lots is still required to be 6,500 to 7,200 square feet; therefore, the Committee proposed, as an interim measure until the new Zoning By-law is available, that the 60' average be eliminated and that the Approving Officer be permitted to request minimum frontages of 50'; however, the 5,400 square foot minimum lot size will continue to be maintained. . Prior to the question being called on the foregoing resolution, a discussion ensued and Alderman Ranger noted no recommendation was made to hold a Public Information Meeting on the proposed subdivision; however, Mayor Campbell stated his understanding that such meetings are only required where there is a change of use in a particular zone. Alderman Ranger pointed out that a Public Information Meeting is being held with respect to two proposed subdivisions in the Cedar Drive area where usage is not being changed, and stated he did not like the idea of having it in one area and not in another. Alderman Mabbett commented that the lots in the proposed subdivision are very deep, and stated he felt the property should be re-plotted for better land use. Alderman Keryluk stated his understanding that the anticipated off-site development costs would be about $9,000.00, which would increase the cost of the houses considerably; however, the City Engineer advised that the off-site costs would probably be just over $7,000.00.
