DISCUSSION: The floor area ratio and site coverage of the project are well within the allowable maximum in the zone (0.87 and 42% respectively). Recreation space ner unit exceeds the requirements of the Zoning Bylaw. Relaxations to the rear yard (from 24.6' to 10'), exterior side yard (from 24,6' to 12') and interioz side yard (from 24,.6' to 15') sethacks are required to accommodate the design. The project is also deficient in four parking spaces. The proposed building presents a two-storey appearance along Fox Street, where each unit has individual ground aceess. The rear portion adjacent to whe existing, three-storey Fhase I development would also be three storeys in height. The terraced style of the proposed building appears to be a good transition between neighbouring single-family uses and the mixed~use Phase I development. The impact of the project on the single family property immediately to the north, however, need to be further assessed. It is recommended that the developers hold a Public Information Meeting to obtain feedback from area residents and address concerns that they may have. The applicant is preparing a model and context drawings to permit better visualization of the impact of the projece on the surrounding properties. As this property is in a Development Permit Area, the applicant would also be required to apply for and obtain approval for a Development Permit prior to final approval of the rezoning.
