Brown Director of Community Planning Development Permit 7/86 2615 Kingsway RECOMMENDATION: That City Counci | adopt the attached resolution issuing a development permit varying the signage setback requirement for 2615 Kingsway. COMMENTS: The sign bylaw requires a three metre setback In Industrial districts tor Signs. Oue to the stze and shape of the lot in question it ts diftfleult to follow traditiona!} industrial development patterns. Consequentiy, the owner has requested and received authorization to construct a building that Is more service commercial tn character. A result of this Is that parking Is lecated where Industrial signs would normaltiy be placed. The design solution proposed for the Signage Is to use a commercial type tocation In the front yard, landscaped area, This alternative Is appropriate for the neighbourhood, because of Its commercial character, It should be noted, however, the Sign ltocation may not be acceptable in the Mary Hill Industrial Estate. In conclusion this report Is recommending approval for relaxing the front yard setback for this Sign.
