Brown Director of Planning 1850 Harbour Development Variance Permit File No. 77/89 RECOMMENDATION: THAT the Clerk's Office be directed to inform surrounding neighbours of this application and place a resolution on a subsequent agenda of Council AND THAT Council approve issuing a development variance permit relaxing the Zoning Bylaw No. 2240 Section 807 Sections (6) and (8) front and rear yard setbacks for Lot 1, D.L. 232 NWLD Plan 6358 AND THAT Council approve amendment to the Restrictive Covenant regulating development of this property to reflect the revised drawings. COMMENTS: This application is to revise placement of townhouse suites to accommodate view planes from properties along the north side of Harbour Drive. ‘The proposal is to relocate two suites from the west side of the development and place them along the east side. The design rationale for this is there is a row of suites along the eastern edge of the preperty. The two extra suites would not affect that area. The building placement being proposed is to place suites along an angle. Followi-, this arrangement, the corner of a suite will encroach into the front yard setback of the property and the corner of a suite at the back of the row will encroach into the rear yard setback. This compromise was proposed by the Planning Department to remove a suite from the centre of the project, opening up view of the river from north of Harbour. a Director of Planning.
