Brown Director of Community Planning SUBJECT: 2532 Davies Rezoning Application RECOMMENDATION: That the back portion of Lat 107, D.L. 379, Plan 59040 N.W.L.D., was measured from south of the front bay of the building be rezoned from M-3, Special Industrial Zone to M-1 General Industrial Zone. COMMENTS: l. 26 This application is to permit a manufacturer of small machined components to locate in the Davie Industrial Area. Presently, this property is occupied (there is a vacant bay) by another specialized machining operation. The firm moving in will be occupying the vacant portion of the building. Their reason for selecting this site is that the firm will be able to assist each other, sharing work and skills. As the M-3 zoning designation currently applied does not completely accommodate the activities of either firm, they are requesting a rezoning. Zoning of neighbouring lets in the vicinity is mixed M-1 and M-3. The neighbouring lots to the east along Huntington are zoned M~l. Lots fronting onto Davies are zoned M-3 to project a high standard image. As this is a deep lot extending south from Davies to the CPR mainline, it is in areas suitable for both designations (M-1 and M~3). The potential impact of rezoning this property for Davies was examined. From that assessment it is felt the impact would be minimal. The reasons for that are that the building is already in place and has heen constructed to a nigh standard of appearance. In addition, the building siting and lot configuration are such that view into the property is Limited to the entrance driveway sight line. Due to tne limited view, it is felt that an M-1l type of activity can be contained on the south half of this property (west of the neighbouring M-1 lot). It is felt, however, the front portion of the lot along Davies should remain designated M-3 Industrial. The reasoning for the Front part of the lot remaining M~3 is to provide a buffer for houses north of Davie. An example of another area where this is being done is along the west side of Broadway adjacent to the Taylor Street neighbourhood.
