March Ist, 1976 From the Land Use Committee, February 26th, 1976 with regard to an application to subdivide an existing duplex at 3020-3026 Vincent Street (SS#2/76) and recommending approval of the application. Moved by Alderman Laking: Seconded by Alderman Thompson: That the application to subdivide by strata-title an existing duplex at 3020-3026 Vincent Street (SS#2/76), be approved, Carried, Aldermen Mabbett and Traboulay voted against the resolution. Prior to passage of the foregoing resolution Alderman Traboulay expressed concern that by approving this application two more rental units were being removed from the market at a time when rental accommodation is in short supply, and noted that he had been in favour of the previcus applications tonight only because they were new structures and would not be affecting the present level of rental units available. Alderman Laking suggested that approval was not necessarily taking rental units away from people but rather creating affordable home ownership and allowing a person to own their own home which otherwise would be impossible. Alderman Mabbett objected on the grounds that the application does not meet City regulations as the property in question is located quite a bit under the 600 feet from another duplex on the same side of the street required by the By-law. Alderman Laking indicated that the units had been constructed in 1969 prior to passage of the present Zoning By-law and at the time of construction met all By-law requirements. From the Land Use Committee, February 26th, 1976 being an application to subdivide an existing duplex at 1366-1368 Mary Hill Road (SS#3/76) and recommending approval of the applicatior. Moved by Alderman Laking: Seconded by Alderman Thompson: That the application to subdivide by strata-title an existing duplex at 1366-1368 Mary Hill Road (SS#3/76), be approved. Carried. Alderman Traboulay voted against the resolution. Alderman Traboulay expressed objections similar to those expressed during the discussion of the Previous application and felt that at the present time there are more available units for sale than are available for rent within the City.
