DISCUSSION: This development proposai occupies 2 properties that front onte ~2stwood St. only. The two adjacent iots to the east that front cnto Woodle=s Drive will be developed at a future date as a second pnase. Council policy restricts any access to commercial development from Woodland Drive. Therefore. an unrestricted right of access wiil be required over the subject srcperty to ensure access to future deveiopmenc in the second phase. The proposed building conforms to the zoning regulations. It rer been Council policy to consider neighbourhood commercial uses in this area of the City, rather than highway commercial uses, in order to take adventage of the proximity to the Coquitlam Regional Town Centre by allowing a wicer range of general commercial uses. This development proposal conforms tc ine type of development encouraged in this area. This development proposal will provide additionai commercial space and business opportunities in the City. As this building generally conforms to zoning requirements and the design guidelines for Development Permit Area IX, it is recommended that this application be approved to proceed susject to the conditions noted above.
