The R.C.M.P. submitted the comments attached to this report and has offered to discuss the security aspects of the buildings with the applicant. DISCUSSION: The applicant is proposing a Comprehensive Development to incorporate a restaurant and a gas station to a small industrial development. In the view of the applicant, there is a market for this commercial uses at this intersection. The Planning Department agrees that from a market point of view, this is a good location for this type of development. However, the Official Community Plan designates areas along the Mary Hill Bypass for Highway Commercial uses to the east and west of the subject area; it would be ill advised to allow Mary Hill to become a strip commerciai area. In recent times Council has rejected other commercial applications in the industrial area, most recently one to permit a restaurant, to ensure that current existing businesses continue to be successful and further to minimize the risk of eroding the industrial usage of the industrially designated area.
