1845 and 1853 Harbour Street - Application for Rezoning
Planning and Development Committee ~ Wednesday, March 4, 1992

RECOMMENDATION:

THAT this application be approved to proceed for Rezoning from RS-1 to
RS~-2 under Section 963 of the Muncipal Act subject to:

Satisfaction of Engineering requirements;

Removal of the carport on Lot 43 and

Submission of building drawings showing building heights, and the
developer demonstrating that reasonable view corridors for the

properties uphill are protected.

That a Public Information meeting be organized by the developer prior
to introduction of the authorizing Rezoning Bylaw; and

That a restrictive covenant to restrict the volume of new
construction on the proposed lots be prepared.

BACKGROUND:

This application is for subdivision of Lots 183 and 184, Plan 27748
currently addressed as 1845 and 1853 Harbour Street, and will permit the
creation of 4 RS~2 lotsa.

COMMENTS FROM OTHER DEPARTMENTS:

Engineering Department:

i. Storm sewer extension required. Extend storm sewer complete with a
connection at sandbag headwall;

Widen asphalt road surface;

Install roll-over curb and gutter complete with catch~basins;

Install underground electrical/telephone complete with service
connections; and

Water and Sanitary house service connections required.
