2) Sanitary sewer 200 mm main is in the lane to the west and north
of the property. ‘Two existing 100 mm services
may be reused or a 150 mm minimum service
complete with manhole to be installed.

3) Water An existing 150 mm main runs adjacent to the
property and may require upaizing. Offsite fire
hydrant required.

4) Roads Welcher to be upgraded 1/2 road plus 1 meter
complete with curb and gutter and sidewalk full
frontage of property. Lane adjacent to the
property to be upgraded to City standards. An
existing 3 meter lane to the north to remain
with no upgrading required.

5) Street Lighting Mast arm street lighting exists on south side of
Welcher. Ornamental davit arm type to be placed
adjacent to property.

The existing 3 meter lane appears to be incorporated as part
of Elks Park. |

1) The building is required to be fully sprinklered.

2) The plan will be reviewed at the time of Building Permit
application.
