Item TT (Continued) , “Comments: As you are undoubtly aware the site is located in an area where traffic con- gestion problems exist as well as a great grade variation from the Highway to the property level]. The Highways Department: will be widening this area in the future and it is highly unlikely approval by their approving officer would be received. From a planning aspect the use is not in keeping with our past studies (Eastgate ~ Sub area 2) and would likely interfere with the flow of Maple Creek. This type of development would increase existing traffic problems at the corner of Hastings and Lougheed Highway. . A copy of a letter sent to Pay-N-Save Petroleums Ltd., from the Department of Highways has just been received by the Planning Department. In the letter the Senior Approving Officer does not approve their application for access to the Lougheed Highway. Recommendation: The Cornmittee recommends that the application be rejected as the use is not in keeping with our long range plans and would add to our existing traffic problems at Hastings & Loughecd. Item TTT Re: Wells-Garner Construction, Rezoning Application #33-71. Legal: Lot 28, 29, 31, 32, 33 & 34, Blk J, D.L. 255, Plan 2106. Address: 1741 & 1749 Morgan Avenue, Strip Map # 31, attached. Areas: Six 33 ft. lots. Request: To rezone from RS-2 to RS-1. Reason: To create three 66 ft. lots. Comments: As you are aware the RS-2 zoning is suburban residential, intended to hold single family residential development until services as provided under the Subdivision By-law #992, are supplied by the developer or City. A quick Look at the area shows there are no storm sewers, curbs, parks, sidewalks and the existing road surfaces are flush : coated roads and not the permanent asphalt surfaces. From a planning point of view deve~ lopment of this area is premature, as areas closer to schools, parks and other services are readily available for development. : This item was tabled until Mr. Pollock had an opportunity to persue some aspects of this request with our soliciter. . Item IV Re: Center for Continuing Education ~ Environmental Quality Planning - see attached. . Recommendation: The Committee recommends Mr. Ken Stinson attend the classes as offered.
