The development, as illuetrated in the attached drawings, comprises a total of 17,287 square feet of building on a pier located partially over the existing lease area granted to the applicants, and partially over a proposed extension of this lease area. The lower floor has an area of 7,413 square feet and includes a restaurant, a lounge and accessory uses. The residential portion of the building in levels 2 and 3 comprises three apartments with areas from 2,500 square feet to 2,800 square feet and a 680 square feet games room. The project data identify 1,000 square feet of public deck, 934 square feet of private deck and 4,800 square feet of private wharf. The offshore portion of the property is occupied for parking, aa illustrated in the attached drawings. A total of 35 parking spaces are provided, out of a bylaw requirement of approximately 50.
